KEW GARDENS HILLS, QUEENS — Looking ahead to 2022, Kew Gardens Hills is predicted to be the hottest neighborhood in Queens, and among the city’s top 10 most popular areas to live, a new study shows.

In order to find the city’s up-and-coming neighborhoods for 2022, StreetEasy, the real estate website, looked for areas in the city that saw increased sale prices, rents, and user searches this year.

Half of the hottest neighborhoods on the site’s top 10 list are bustling areas in Brooklyn, and three of Manhattan’s most expensive, downtown neighborhoods made the cut, too, but Kew Gardens Hills stood out for its affordability and green space, according to StreetEasy.

The central Queens neighborhood saw rent prices inch up 4 percent last year, but rents typically stayed below $2,000 — making the neighborhood the second-cheapest on the list, alongside Fordham in the Bronx.

Kew Gardens Hills, however, saw home sale prices rise by 11 percent; an increase likely bolstered by some New Yorkers’ interest in buying single-family homes in the outer boroughs amid the pandemic.

Still, going into 2022, the typical home in the neighborhood costs a somewhat-affordable price tag of $439,000 — the lowest on the list next to Fordham.

Kew Gardens Hills also stands out on the list for its green space, nearby parks, and proximity to Queens College, StreetEasy says.

Created by Charlie MacLean, based on a story by Ben Affleck and MacLean. The series stars Kevin BaconAldis HodgeAmanda ClaytonCathy MoriartyKevin Dunn, and Jill Hennessy. The series premiered on June 7, 2019 (online) and June 16, 2019 (Showtime). On August 2, 2019, Showtime renewed the series for a second season, which premiered on March 28, 2021. On June 2, 2021, the series was renewed for a third season.

The Forest Hills  community has undoubtedly influenced and impacted the course of my life. Since moving to the Forest Hills Gardens in 1998, I have built and fostered relationships with many members of the local community. My family has been engaged with the Forest Hills community since 1990 with the establishment of our family business, 5 Burro Cafe – a local Mexican restaurant.  Through my years of working at the restaurant with my family, I have truly come to understand the importance of community, philanthropy, and getting the job done with integrity.

In 2013, I attended Michigan State University and was a student in their Eli Broad School of Business. Although my visits back home were seldom, being back in the community was comforting and a great reminder as to how fortunate I was to grow up in such a beautiful community. MSU provided me with an incredible education, and an even more profound network. To this day, I continuedly communicate with former peers and friends, and contribute annually to my Program as an alumnus. Living in the Midwest for that period of time made me greatly appreciate my roots in New York and specifically Forest Hills. The wide range of cultures, cuisines, and architecture is unmatched.

Since graduating in 2017, I have made it a priority to travel around the world and enjoy all that life has to offer. I competitively trained Brazilian Jiu Jitsu in San Diego, California, from 2017-2019 while at the same time working for the US Navy. In 2019, I took the trip of a lifetime to South America, to immerse myself in a culture that I was part of , however, I had known nothing about. For 4 months I bounced around South America, beginning in Argentina, visiting family in Chile, then making my way to Uruguay, Peru, and ultimately Brazil. To me, nothing is more rewarding than learning about different cultures and viewing how other people live their lives. I am so fortunate to have been raised by a culturally diverse family- my mother, a Jewish second generation New Yorker, and my father a Chilean born immigrant, with a dream of coming to New York to make a life for himself and his family.

Finally, this experience and diversity has allowed me interact with people from all around the world. I now speak 3 languages conversationally – English, Spanish, and Hebrew. Also, my time spent in Brazil has ignited a desire in me to learn Portuguese, so I have been practicing since my return. Some

of my favorite hobbies include, eating delicious meals, staying physically active through sports and martial arts, listening to podcasts, and laughing with friends and family.

This Forest Hills Private High School Has Been Named #1 In Queens, NYC

FOREST HILLS, QUEENS — A Forest Hills school was named the best private high school in Queens, according to a newly updated list of the best private schools in New York.

The Kew-Forest School, located on the border of Forest Hills and Kew Gardens, was ranked number 44 on Niche.com’s ranking of New York’s best private high schools for the 2021-2022 academic year. It is one of four Queens schools that earned a spot in the list’s top 100, and the only one in the borough to crack the list’s top 50.

The title is not new for many of the schools on the list, including the Kew-Forest School, which came in 39th on the school ranking site’s overall list for New York state last year.

Forest Hills Ranked Best Area To Buy For 1st Time Home Buyers

FOREST HILLS, QUEENS — Forest Hills is the most accessible neighborhood in Queens for first-time home buyers, and among the city’s top-two most affordable areas to look for a first home overall, a new study shows.

The study, by the real estate website StreetEasy, defined “affordable” homes as those listings that people could buy if they earn the city’s median annual income of $70,406, and save 10 percent of their gross income for 10 years. By these metrics, affordable homes in NYC cost a median of $352,780, factoring in a 20 percent down payment and other maintenance fees, according to the study.
